Chief Operating Officer As Chief Operating Officer for Longboat Capital, Michael Sundo is directly responsible for the overall financial management, legal management, and operations of the company’s portfolio, including multi-million-dollar real estate developments, management of legacy real estate and operational investments, and hedge fund investments. Responsibilities include managing Longboat’s financial and strategic planning, lender and financial negotiations, financial accounting and tax reporting/planning, corporate budget development and forecasting, project development, joint venture negotiations, legal matters and creating contract documents, investment management and analysis, and establishing best practices and decisions for new operational entities. Michael is also responsible for managing investor, partnership, banking, lender, and legal relationships. Michael joined Longboat Enterprises in April 2015 as its Director of Finance, becoming Chief Operating Officer in October 2016. Michael’s diverse background was built through management, accounting, and finance positions at PricewaterhouseCoopers, Millcraft Investments, Allegheny County Department of Human Services, Three Rivers Center for Independent Living, and the Jewish Healthcare Foundation. In his roles, Michael formed abilities to understand how business operations should be considered with financial and legal implications. His foundation is built upon a robust work ethic that combines his management, accounting, finance, legal, tax, corporate, real estate, government, and nonprofit skills. He has in-depth experiences in managing financial and accounting professionals, budgeting, financial modeling, monthly accounting closes and reporting, constructing and negotiating contracts, creating corporate and nonprofit tax structures, tax preparation, HIPAA compliance, successfully overseeing audits, grant management, quantitative analysis, reporting to boards of directors, and additional regulatory compliance. Michael has negotiated multi-million dollar loans and constructed complex financial models utilizing New Market Tax Credits, Historic Tax Credits, TIF financing, state grants, and traditional financing for large Pennsylvania and Florida real estate projects. Michael holds a juris doctorate degree from Duquesne University School of Law and is licensed to practice law in Pennsylvania. He also earned a Bachelor of Science in Business Administration as a triple major of Accounting, Accounting Information Systems, and Finance from Duquesne University. Michael is a native of Pittsburgh, has provided pro bono legal advice, and served on the Boards of Sarah Heinz House (associate), Ursuline Services, Mt. Washington CDC, Greater Pittsburgh Food Bank, and Cobblestone Homes. Michael is involved in the Allegheny County Bar Association’s Bar Leadership Initiative and Real Property section and coaches Avonworth youth in soccer and baseball. Michael Sundo
